Scan to BIM and Point Cloud Services
A measured record of what is actually there, not what the old drawings say. We capture the site, register the data and deliver a model your team can build from.
Talk about a projectWhat you get back
Capture is the easy half. What matters is whether the deliverable drops into the workflow your team already runs.
A registered point cloud
The full measured record, tied to your project coordinate system rather than to ours. Delivered in the format your software expects.
Scan to model production
Architectural, structural, MEP, industrial and civil deliverables in Revit, CAD, SolidWorks, Inventor, IFC, or whatever your project standard calls for.
Access for the whole team
Interactive point cloud viewing, measurement and annotation through Leica TruView and Reality Cloud Studio, so the data is not locked behind one workstation.
Coordinates that line up
Delivered in your project system and checked against your control. Files that do not overlay correctly are the most common reason a handover stalls.
Not sure what you need?
Tell us what the model is for. Clash detection, renovation design, fabrication coordination and facility records are four different jobs at four different levels of detail, and the cost follows the answer.
Talk it through →One chain, one company accountable
We take responsibility for the whole workflow. Capture planning, field collection, registration, quality control, modeling and final delivery.
That is deliberate. Whether a deliverable holds tolerance is decided in the field, by how control was established and how the scans were tied together. Nobody can vouch for that after the fact.
It means one company is answerable for the finished product, and if something does not hold up, you are not standing between a scanning crew and a modeling shop while each explains it was the other one.
See how we work →Where this work happens
Occupied buildings, live sites and short outage windows are the normal case rather than the exception.
An international airport
Best-fit verification scanning on an arrivals walkway, supporting fabrication and erection coordination for the steel contractor.
6.5 miles of tunnel
Deviation scanning and documentation across a major municipal tunnel project.
A hydroelectric dam
Terrestrial and aerial capture combined into one digital record for documentation and planning by the utility district.
An occupied trauma center
Reality capture and scan to CAD integration supporting coordination and project planning in a working hospital.
A technology campus building
Full interior mapping documenting existing conditions for design coordination.
How a project runs
Scope before anyone travels
What areas, what level of detail, what the model is for and what coordinate system it lives in. Getting this wrong is expensive, and it is always found late.
Capture on site
Leica RTC360, BLK360 and P-Series terrestrial scanning, robotic total stations for layout and verification, and RTK drone LiDAR where access or scale calls for it.
Registration and quality control
Scans registered and checked against known control before anything is modeled. If the data will not hold the tolerance you need, you hear it then rather than at handover.
Production to the agreed standard
Built to the level of detail settled at the start, organized to your naming conventions and downstream workflow.
Delivery you can verify
Point cloud, model, or both, overlaid against your control so the result can be checked rather than taken on trust.
What drives the cost
There is no useful per square foot number, and anyone quoting one before asking questions is guessing. Four things move the price more than floor area does.
Level of detail is the largest. A model for clash detection and a model for facility records are not the same amount of work. Site access is second, because an occupied hospital at night is a different job from an empty shell at noon.
Then how much of the building genuinely needs modeling rather than just scanning, and last, turnaround. Tell us the first three and you get a real number instead of a range.

Crews travel. Most projects are scoped on a call, captured within a couple of weeks and delivered against a date agreed up front. Tell us the building and what the model has to do.
